At Jones Homes, we spend time and money looking for great locations for our new homes – and we’ve been lucky enough to buy a site in Mayfield – about 8 miles from Tunbridge Wells.
If you haven’t been to Mayfield – it has a beautiful High Street and a good range of shops with more local shops at Heathfield, about 4 miles away. Mayfield is just off the A267 so it doesn’t take long to get into Tunbridge Wells. There’s a station at Wadhurst about five miles away and trains run to London every ½ hour –it only takes about an hour to get to the Capital.
Our team is currently building Mayfield Place, a development of just 13 new houses on the delightfully named Love Lane. There’s a choice of styles with three or four bedroom, semi-detached and terraced – traditional outside and contemporary inside.
Prices start from £465,000 – but if you think this is a bit above what you can afford – why not think about Help to Buy?
You’ve probably heard that the Government is offering a number of schemes to help property buyers but you could be forgiven for thinking that they’re mainly for first time buyers. Not so! Help to Buy is available on new homes that are priced up to £600,000 – and it doesn’t matter if you’re buying your 1st, 2nd, 3rd – or 10th home!
As long as you’re able to get a 75% mortgage, you don’t need a massive deposit. Using Help to Buy, you’ll need a 5% deposit and the 20% Help to Buy loan will make up the difference.
The 20% loan is interest free for five years – and after then, you may decide to pay interest on it, or to pay it off – or family circumstances may have changed and you may be on the move again – and when you sell you’ll pay back 20% of your home’s value at that time.
If you choose a house at Mayfield Place that’s priced at £465,000, with Help to Buy, you’ll pay £372,000 with a mortgage and deposit and the equity loan covers the rest.
Most banks and building societies offer the best mortgage rates if you’re only looking for a 75% mortgage- so this is really worth looking into. We’re happy to give you all the information you need – just ask.
If you have a house that you haven’t sold – then we may be able to part exchange it which will save you estate agency fees and you’ll be able to move when your new home is ready. We also have an Assisted Move scheme which means we help with the marketing of your property.
